FACTS:

Escolastica conveyed a parcel of land to her three sons. This is evidenced by three deeds of sale. One of the sons then sold a part of the land to spouses Si. Jose and his wife then sought to annul the sale alleging the co-ownership over the land.

HELD:

After the physical division of the lot among the co-owners, the community ownership is terminated, and the right of preemption or redemption for each other was no longer available. There is no co-ownership when the different portions owned by the different people are already concretely determined and separately identifiable, even if not yet technically
described.
