> A Transfer Certificate of Title cannot be nullified by the issuance 43 years later of another Transfer Certificate of Title over the same lot to another person due to failure of the Register of Deeds to cancel the Original Certificate of Title preceding the title previously issued
> The earlier Transfer Certificate of Title prevails
> In case of involuntary registration, entry in the day book is sufficient notice
> In voluntary registration, the buyer becomes the registered owner the moment the deed is entered in the day book and he surrenders the owner’s duplicate certificate of title and pays the fees
