> Act of registration of a transaction creates a constructive notice to the whole world
> In all subsequent transfers or sales, the RD is duty bound to carry over the notice of lis pendens on all titles to be issued, otherwise if he cancels any notice of lis pendens in violation of his duty, he may be held civilly and criminally liable to third persons
> A notice of lis pendens means that a certain property is involved in the litigation and serves as a notice to the whole world that one buys the same does it at his own risk
> Where the registration of the deed of sale over the property was definitely subsequent to the annotation, petitioner’s predecessor-in-interest was bound by the outcome of the litigation against her vendors or transferors
