FACTS:

Gosengfiao owned a parcel of land. During his lifetime, he obtained a loan secured by a REM over the land. Upon his death, he was survived by his wife and children. The loan was unpaid and thus, the REM was foreclosed. The land was redeemed by the mother and later sold the same, together with the other children. Grace knew of the sale and sought annulment of
the sale.

HELD:

1. The right to redeem is not lost in the absence of any written notice of the sale by the vendors. The 30-day period has not
begin to run.
2. The redemption of a co-owner inures to the benefit of all coowners.
